8million health village planned for Cookstown thumbnail

A NEW 8million Health and Well Being Village is planned for Cookstown.
The proposed site for the "village" is Loy Street and will involve local GP practices, the Northern Health Board and investors.
Holywood-based Cubic3 and a significant UK Primary Care Investment Fund are the main investors along with development firm MACD (NI) LTD.
A planning application was recently made for the demolition of buildings on Loy Street to facilitate the scheme.
According to Cubic3, the GPs, private Investor and Health Board have been working to develop the solution over the past year and are currently finalising proposals to allow the project to proceed.
It is anticipated that the development will allow the GP practices enhance the services provided in the community, as envisaged through the 'Transforming Your Care' initiative.
According to Cubic3 the main practices in Cookstown will be relocating to inside the facility, although still remaining as separate practices. They are Oaks, Dr Graham, Loy Medical and Cookstown Health Centre.
In a joint statement the town's General Practitioners stated: 'It is recognised that current health care facilities in Cookstown do not meet the future needs of the community.
“Over the past few years the doctors have worked with our development partners, creating a vision for future primary care services to be delivered within a purpose built facility. We believe a Health & Well Being Village will enable our team of health care professionals to deliver a wider range of services and to develop partnerships with other health stakeholders.
“The town's general practitioners are united in seeking to progress this model, a programme led by a consortia of some the United Kingdom's most respected health care investors, working in partnership with a local developer. This model has been widely used across GB, successfully delivering significant benefits to local communities. We look forward to delivering the needs of our patients in a facility fit for the future."
This 1.3 hectare site is located at land to the rear of the properties in Loy Street, which will also have the potential to develop extra care and supported living accommodation, creating a Health and Well Being Village, similar to other developments in UK and other parts of Europe.
The integrated model will also act as a brownfield regeneration project for the area, creating employment in the short-term.
It is anticipated that a full planning application for the development will be progressed as soon as the Health Board confirm affordability, which is in line with similar facilities across UK and Ireland. Council officials have also met with the Investors and supportive of this initiative.
In addition to the GPs, it is planned to accommodate imaging facilities, minor surgery suite, out of hours consultations and community healthcare partnerships to deliver a range of services.
Similar models are adopted in urban areas in London and across UK.
Other healthcare stakeholders are also signalling interest to be involved and will be agreed upon approval by the Board of the GP lease.
The investors have allowed for expansion to facilitate additional Trust services if required in future and addressing the projected demand due to population growth and profile of population in the area.
It is hoped to have the centre operational within two years from approval of the economic case by the Health Board.
